Our lettings negotiators will need as much information about the type of property, price and location which you are looking for, and will help find you your ideal property.
With all the information of your requirements we will select any suitable properties and arrange for you to view them. Sometimes viewings can be arranged straight away. You will be emailed new property alerts which will enable you to arrange a viewing as soon as a new property becomes available.
Viewings can be conducted by appointment between 9am – 6.30pm Monday to Friday and by pre booked appointments on Saturdays between 10am – 2.00pm.
Once we have found you a suitable property you will need to supply use with a 2 week rental holding deposit, complete a Tenancy application form and referencing form. References will be applied for and once you have passed the referencing process you will then be processed further for the tenancy.
When the landlord confirms that they are happy with the referencing, we will draw up all the relevant contracts and paperwork which will form a legal agreement to be signed by both parties.
We can supply an inventory (this will incur an additional charge unless we are managing the property for you in which case the inventory is free of charge) of the contents and condition of the property before the tenancy starts. A copy of this inventory will be given to both landlord and tenant.
A month’s rent in advance is required prior to the start of any tenancy. A 6 week security deposit is also required from the tenant. This security deposit will be reimbursed to you at the end of the tenancy, minus a professional cleaning fee and subject to the findings of the inventory check-out.
Keys will be handed to you on the start date of the tenancy.
