Instructing the propert

Once your instruction has been received, we will take photos and floor plan details. From just one visit, we can then place your property particulars in the appropriate property portals and publications; this is normally uploaded and live within 24 hours.  These services are designed to get your property the maximum exposure in order to obtain the marketing price and find you a tenant quickly and efficiently.

Property Management

We provide property management for private and corporate clients. Our cost effective service is fully comprehensive and flexible to give you peace of mind.  Our individual property management packages are a large part of our lettings service.  After finding you a tenant, we will take care of everything throughout the tenancy. That includes collecting rent and handling all admin, through to assisting with more urgent repair issues. We continually compare our tradesmen, their services and prices, we only use companies providing the best quality and value.  You can even use STR Property Management if your home is not rented through us.

Safety Regulations

As a landlord, you have to ensure that your property meets with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings within the rental property. We will supply you with a safety regulations guide.

Viewings

Viewings will be conducted by appointment between 9am – 6.30pm Monday to Friday and by pre booked appointments on Saturdays between 10am – 2.00pm.

Securing a tenant

We have a large up to date database or of tenants registered.  Once a suitable tenant has been found for your property, we will acquire references from either Taylor Trent or Maras (both professional referencing companies) on your behalf. If the tenant passes all the reference checks, we can then process with completing the tenancy.

Tenancy Agreement

We will draw up all the relevant contracts and paperwork which will form a legal agreement to be signed by both parties.

Inventory

We can supply an inventory (this will incur an additional charge unless we are managing the property for you in which case the inventory is free of charge) of the contents and condition of the property before the tenancy starts. A copy of this inventory will be given to both landlord and tenant. 

Rent and Deposit

Rent will be paid direct into your bank account from your tenants,  If we manage the property we will collect the rent on your behalf.  All security deposits will be held by STR Property Ltd under a Deposit Protection Scheme insurance based policy.

Completion

On the day of move in keys will be handed over to new tenants.
